Palm Beach County on track to break $30 million-plus home sales record

A home with a 22-car garage might be unique. But its sales price above $30 million isn't rare. At least not in Palm Beach County.

  • Palm Beach County is on pace to set a new record for home sales exceeding $30 million.
  • A migration of wealthy individuals and businesses has significantly boosted the local real estate market.
  • Over half of the home sales in Palm Beach County in September 2026 were cash transactions.
  • Experts attribute the surge in high-end sales to growing wealth from equity markets and private equity investments.

One of the latest big-ticket home sales in Palm Beach County is a $35 million dollar mansion in Jupiter's Admiral Cove.

The home in the exclusive gated community along the Intracoastal Waterway reportedly has a 22-car garage, unusual perhaps, but its upper 10-figure sales price isn't exactly a rarity this year across Palm Beach County.

According to a report issued by the South Florida Realtors association, Palm Beach County is on track to shatter its record for $30 million-plus home sales. As of September 2026, the county had already recorded 21 sales in that price range — a number that ties the existing record for a year.

The pace this year, with two months left, has the county on track for 28 sales of $30 million-plus mansions to be recorded by the end of December.

The dollar numbers are staggering but not surprising.

A migration of high-end people, and their wealth, to Palm Beach County in the past decade, and especially since the COVID pandemic, has injected billions of dollars more worth of reality to the "Wall Street South" brand. Hedge funds and corporate offices have filled office towers, while a slew of other enterprises, including healthcare providers, have located here as well.

By one count, Florida is now home to more than a million millionaires, 5% of the state's population, with Palm Beach County having the highest "millionaire density" with just under 10%. The spillover into real estate sales is simply a byproduct, business recruiters and real estate agents have said.

In turn, Palm Beach County's residential real estate engine has brought about $246 million in local economic impact, according to the South Florida's realtors association.

In fact, the county this year again broke its own record for $10 million-plus home sales. By August 2026, Palm Beach County recorded 170 residential sales above $10 million, according to a study by the real estate company RedFin. As of October 2026, the county has recorded 179.

"Our area has grown so much and it's changing every single day … so when this Redfin article came out, it really captured (my team's) attention," local real estate agent Christie Di Lemme told The Palm Beach Post last month.

According to Ken Johnson, professor of finance at the University of Mississippi, a big reason for these home sales has to do with private equity and growing wealth.

"We're seeing a spike in wealth ... and that's because the equity markers have overperformed in recent years," he said. "In addition, private equity, many of the wealthiest households in the country have heavy investments into private equity which has been out producing in general," Johnson said.

The wealth brings its own advantage. Cash sales represented 51.4% of Palm Beach County closed sales in September 2026.

Many in this home sector, real estate agents have told The Post, are buying in cash because they can, and to avoid extra interest expenses from rising mortgage rates, said Johnson.

The South Florida Realtors study stated mortgage rates rose by 0.6 percentage points to 7.46% this year.

"For those people that have the cash, they are paying cash because if you do, that is a loan that you don't have to pay." Johnson said. "So that absolutely is one of the reasons and maybe a primary reason you're seeing more cash."
