A Project That Brings Together Elements Not Often Seen, With the Mission to Introduce AI-Powered "Land Listening" Technology to Maximize Biodiversity

Canopy Venao is introducing a new category of real estate development that positions ecological regeneration as its foundation. Located in Panama's rare tropical dry forest—one of the highly vulnerable ecosystems—Canopy's Keystone Development model creates living systems where human presence generates more life than it consumes.

The project represents a partnership between founder Caroline Howell and Omani Carson through his family office, Momentis, which invests in conscious leaders with world-changing ideas. Together, they're proving that real estate can be a force for restoration rather than extraction.

Forest First: 37,000 Trees as Foundation

Investing in its foundations for regeneration, Canopy planted trees as its first act upon acquiring the land—before any construction began. This wild food and medicinal forest is intended to support residents and the surrounding ecosystem over time, featuring native species that provide food, medicine, and critical habitat for wildlife.

The initiative is part of a larger vision to restore a biological corridor between the region's two nature reserves, Cerra Hoya and Reserva Panamaes, providing connectivity for endangered species. Canopy sits within this planned corridor and is helping catalyze its next phases of development.

Technology Meets Nature: AI-Powered "Land Listening"

Before placing any foundations, Canopy deployed an innovative "Land Listening" system to monitor wildlife movement, microclimates, watersheds, and forest canopy dynamics for an entire seasonal cycle. AI-assisted analysis identifies optimal home sites that catch cross breezes, avoid heat traps, protect wildlife corridors, and maximize views.

The company uses the Wallacea Trust biodiversity method—viewed by some as a strong example in its field—to measure the impact of its actions, bringing measurable integrity to development by valuing ecological returns alongside financial ones.

Living Systems That Nourish

Canopy’s comprehensive approach is built around living systems that nourish both people and the environment. It incorporates regenerative agriculture that produces nutrient-dense, organic food through syntropic agroforestry, alongside advanced growing systems such as aeroponics and hydroponics. The model also includes natural water filtration that provides purified water directly from the land, wildlife-integrated architecture that restores habitat corridors, and community design that supports genuine connection among entrepreneurs and creatives.

"We're not just building homes; we're cultivating a lifestyle that honors both human health and ecological health," says Howell. "The best news is, it's incredibly fun. We wake up every day remembering that we are also a part of nature and its restoration is also our own."

A Model for the Future

With over 90% of tropical dry forests lost globally, Canopy demonstrates that human habitation and ecological preservation can not only coexist—they can enhance one another. As residents participate in regenerating the land, they receive clean water, vital nutrition, and natural vitality in return.

"True regeneration includes residents participating in the abundance of the land," Howell explains. "Clean air, food, and water are all outcomes of taking care of the nature around us."
